The price per m² does not tell you what you can build. The ARDH report (199 MAD) checks the zoning plan (plan d'aménagement), the buildable floor area, the value and the risks of the plot before you commit.
Analyse a plotSee land for saleHow ARDH computes these prices
- Every day, ARDH reads the public land-for-sale listings of each city (Mubawab).
- Only building plots are compared (up to 5,000 m²): large farm plots distort the price per m².
- The cheapest 10% and the dearest 10% of listings are set aside, then the median is taken.
- These are asking prices, not recorded sale prices: deals often close lower.
